Builders, developers & sales teams
Your lending relationship matters.
So does having another option.
I respect your in-house lender and the work you do together. When a buyer needs a different financing approach, I bring additional options, detailed communication, and experience with the moving parts of a new-home closing.

A complementary lending relationship.
Your in-house lender knows your community, your process, and your buyers. I respect the value of that relationship. My contribution is another place to turn when a particular buyer needs an option outside the programs currently available to them.
Let's identify where I can be useful, establish how your team wants updates, and make the handoff clear. The buyer deserves a thoughtful comparison, including any incentives tied to a particular lender and the total financing picture.
Different buyers. Different ways to approach financing.
A buyer's income, assets, available cash, and business ownership can point toward very different loan structures. I look at the whole picture before deciding which path deserves attention.
Buyers with lower incomes
We have programs for buyers with lower incomes. I review the income that can be used, the payment, available funds, and applicable program requirements to determine what may fit.
Down payment assistance without income limits
Our down payment assistance options include programs with no income limits. Assistance is not exclusively a conversation for lower-income buyers. Let's compare the required cash, financing costs, and assistance terms before choosing a structure.
No income limit does not mean automatic eligibility. Credit, property, loan, and other program requirements still apply. Assistance terms vary, including whether repayment is required.
Buyers with substantial assets
A strong asset position can be important even when a buyer's regular income looks different from a traditional paycheck. We offer programs for high-asset borrowers, including options that consider eligible assets in qualification.
Business owners and self-employed buyers
Business ownership calls for a careful look at how income is documented. Our options include alternative-documentation programs, such as bank statement financing for eligible borrowers.
Bring me the reason the first path stopped.
Was it a program limit, income documentation, available cash, or something specific to the property? That distinction tells us what to examine next. A second review can reveal another option; it does not guarantee approval.
Programs and availability vary and may change. All financing is subject to applicable underwriting requirements and credit and property approval. Specific options must be confirmed for the buyer, property, and transaction. Explore Supreme Lending's Non-QM program overview.
Thorough updates. Clear next steps.
A sales team should be able to read a financing update and understand where the transaction stands. My updates are timely, thorough, and detailed, with attention to what is complete, what is outstanding, and what needs to happen next.
- Agree on the communication plan. Establish contacts, update preferences, and the anticipated closing timeline.
- Make progress visible. Communicate meaningful financing milestones and outstanding items with appropriate buyer authorization.
- Coordinate the property milestones. Stay attentive to appraisal scheduling, completion requirements, and final inspections as construction progresses.
- Address changes while there is time to act. Explain an issue, its potential effect on closing, and the next action instead of leaving the team to guess.
Experience with the details that move a closing forward.
I have worked with builders over many years and am currently working with developers and a builder in Sterling, Colorado. That experience includes providing detailed updates, coordinating appraisals and final inspections, and closing transactions on time.
Construction progress and financing readiness need to stay connected. I bring that understanding to the conversation from the beginning. Past results describe my experience; each transaction has its own requirements and timeline.
Something useful for your sales and marketing team, too.
I use AI in my own business and offer practical strategic support around the work your team wants to improve. That might mean organizing buyer questions into useful content, developing follow-up drafts, or turning approved community information into a more focused marketing plan.

Start with a conversation, not a stack of documents.
Tell me about your community, the buyer's general financing question, and the purchase timeline. With the buyer's permission, we can identify what deserves a closer look. Financial records and applications belong in Supreme-approved secure systems.
Where could another resource make a difference?
A buyer who needs a different program. A new-home closing that needs careful coordination. A sales team with an idea worth developing. Let's talk.
